Following the acquisition of Skypark in Glasgow last year, Moorfield Group and joint venture partner Resonance Capital, have announced new lettings and lease renewals totalling 146,000 sq ft, marking an incredibly successful start to their asset management programme.
Since the purchase in November 2010, Skypark has become home to an additional five companies totalling 80,000 sq ft, including the Glasgow School of Art and leading CRM business solutions specialist, Concentrix. In addition, the Hub, Skypark’s serviced office accommodation is now fully let with the remainder of the 7,000 sq ft occupied by Hannah Reed, Keepmoat and Pointer, having only been 20% let on acquisition.
This month also sees work start on site for the remodel of the entrance ramp and arrival area, with the first phase set for completion in January 2012. This marks the start of the multi-million pound major refurbishment which also includes developing new retail facilities, repositioning the main entrance, upgrading the reception welcome area, lift lobbies and upper floors.
Angela Higgins, director of Resonance Capital said “The activity at Skypark does not stop, the estate is simply buzzing and the demand from occupiers has been consistent. In our first year of ownership we have let over 80,000 sq ft and rapidly made a significant reduction in void space - down from 20% to 14%. We have also renewed and regeared 66,780 sq ft of expiring leases, and have terms out on a further16,500 sq ft, with additional regear discussions underway.”
But this is only part of the story: A major driver of the site’s success is the development of onsite customer services and building a business community for tenants to take part and enjoy. Mark Holmes of Moorfield said: “A fully trained hotel concierge is based at reception and offers a wide range of services to establish Scotland’s first ‘business hotel’ concept including hotel bookings, restaurant recommendations, taxis, reprographics, flower delivery to name a few. We are also launching a Skypark Loyalty Card where tenants will be able to take advantage of a range of discounts in and around Glasgow. Other Skypark tenant services include a City Car Club, a trade fair; allowing businesses to cross sell, while dry cleaning, cobbler and alteration services and massage taster sessions are available. Monthly site socials with live music, pop-up shops, food & drink; wine club, fitness classes and summer and Christmas events are well established.
